Sam Liebman and his new book are a breath of fresh air. The book is wordily titled, but such a trait in this case is a welcome addition to what it is already a sprawling, heavily detailed but entirely comprehensible roadmap to the facts, highs and lows, and potential, avoidable pitfalls when navigating the professional real estate scene.

The title of the work is Harvard Can’t Teach You What You Learn From the Streets: The Street Success Guide to Building Wealth Through Multi-Family Real Estate. In other words, a perfect encapsulation of what Liebman entails section by section, chapter by chapter in each of the pages. The structuring is almost like that of a position paper, or Ph.D. But the tonality is what makes Harvard Can’t Teach stand out, it’s affable, warm, and simple in language choice. Liebman probes all aspects of the newcomer in the real estate hustle, down to the psychological components to on-the-ground education as invaluable as what one learns from a course, or inside of a classroom.

“One way to reduce, manage, or eliminate fear is to be totally prepared for any situation that may occur. In other words, you need to know your stuff! That’s where the infomercials and motivational preacher-teachers fail miserably. They expect you to go right to the major leagues without first going through the minors. Their curriculum never thoroughly prepares you with the knowledge, experience, and confidence necessary to actually make the call to the broker, find the listing, or negotiate the contract. All you’ve done is read or listened to how it is done in the optimum situation; you still haven’t done it yourself,” he states, in the spirit of the aforementioned.

The way the book is written feels akin to Donald Trump and Tony Schwartz’s The Art of the Deal, or even the former’s co-authored successor Think Big and Kick A**: In Business, and in Life, but with the actual meat clothing the bones. Liebman is thorough and exacting, providing an A to Z level amount of information. But he does so purposefully and deliberately in the most concise way possible. He’s not interested in any sort of intellectual exclusivity when it comes to the widest possible audience comprehending what Harvard Can’t Teach entails. In many ways, the book reinforces the shark tank nature of the real estate empire, whether it to be the enterprise’s continuous sense of high-profile, white collar hustling, or the fast-paced, hectic rat race defining who is first and foremost to reach the pinnacle of success.

“The more you change your negative perceptions, the more you will eliminate the stumbling blocks you need to become successful,” Liebman writes. “Retaining knowledge can’t be achieved if your mind is cluttered with fear. The more exposure you get, the less fear, and the more your mind will let you learn. If you are fortunate enough to get exposure, it can change your position in life at a much faster rate than another person who doesn’t. Providing exposure to real-world situations is one of the main goals of this book.”
